In Vivarium, the young woman named Gemma and her fiancé Tom come across a mysterious real estate agent named Martin while searching for a starter home. Intrigued by the opportunity, they follow him to a housing development called Yonder. However, once they enter the seemingly idyllic neighborhood, they quickly realize that something is terribly wrong.
As Gemma and Tom explore the development, they find themselves trapped in a bizarre and unsettling maze of identical houses. No matter how hard they try, they are unable to find their way out. With each passing day, their frustration and desperation grow, leading to a breakdown in their relationship.
To make matters worse, a strange and otherworldly child appears on their doorstep. Unable to leave and disoriented, Gemma and Tom are forced to care for and raise this unearthly child against their will.
