Caden Cotard, a middle-aged theater director, lives in Schenectady, New York, with his wife Adele and their young daughter Olive. Caden is struggling creatively and personally, feeling detached from his work and increasingly disconnected from his wife.

When Adele leaves him, taking Olive along with her, Caden becomes more isolated and desperate to find meaning in his life. He receives a MacArthur Fellowship Grant, which provides him with substantial financial resources to create a new play. Caden decides to use the grant to create a life-size replica of New York City inside a warehouse.

As Caden immerses himself in the project, trying to capture the complexities of human existence, the lines between reality and the play blur. He casts actors to play fictional versions of himself, Adele, and other people in his life. The play within the movie begins to mirror Caden's own life, with actors replicating his experiences and relationships.

Over the course of many years, Caden's replica of New York City expands, becoming increasingly intricate and consuming more and more of his time, energy, and mental stability. These women include Hazel, an actress in Caden's play whom he falls in love with but is unable to connect with on a deep emotional level. And Millicent Weems, a little girl who joins the play at a young age and grows into an adult, challenging Caden's understanding of time and mortality.

As the years pass, Caden's life continues to unravel, and his relationships with these women become more fractured and complicated. Reflecting the passage of time and the fragility of his existence, Caden's replica of New York gradually disintegrates into decay and chaos.
